In the United States, an environmental site assessment is a report prepared for a property or real estate holding that identifies potential or existing environmental contamination liabilities. This environmental site assessment, often abbreviated as an ESA, typically addresses both the underlying land as well as physical improvements to the property.
The main intent of a professionally performed ESA report is to assess if current or historical property uses have impacted the soil or groundwater beneath the property and could pose a threat to the environment and/or human health.
